Pets (Bylaw 3): up to 2 dogs and 2 cats per strata lot, plus a reasonable number of fish or small caged animals and up to 2 caged birds. All animals must be leashed or otherwise secured on common property. Special permits from council required for anything else.
Smoking + vaping (Bylaws 39 + 40): prohibited everywhere on interior and exterior common property - hallways, lobbies, elevators, recreation rooms, parking garages, balconies, decks, patios, walkways, roadways, parking areas. Marijuana may only be smoked or vaped inside the strata lot itself, not on its balcony or patio.
Bicycles (Bylaw 36): not permitted in elevators, hallways, common areas, balconies, or patios. Bicycles must enter and exit only through the parkade vehicle entry. Owners and tenants may park only in their assigned stalls; visitor parking is for visitors only.
Alterations (Bylaw 35): any alteration to a strata lot or common property requires prior written approval from council. Work may only be carried out 8:00 am - 8:00 pm weekdays and 10:00 am - 6:00 pm weekends and public holidays, unless council grants a written exception.
Move-ins + move-outs (Bylaw 41): must be booked with the caretaker so the elevator can be locked off and protective pads installed. A Move-in/out Form must be completed for every move, including delivery of furniture, appliances, construction material, and major cleaning equipment. Suite owners are responsible for ensuring their trades comply.
Use of property (Bylaw 3): no nuisance, unreasonable noise, illegal use, or interference with other residents' enjoyment of the property or common assets. No damage to common property beyond reasonable wear and tear.
New owners (Bylaw 4): owners must inform the strata corporation in writing within 2 weeks of becoming an owner.
